Architectural design for a retail park in Devnya
Retail parks are one of the fastest-growing segments of the commercial property market in Bulgaria. This modern retail park is located in Devnya. The investor's brief called for the cuboid form well established for this building type, which maximises retail floor area and allows flexible subdivision of units for different tenants.
01Site planning and functionality
The main architectural and planning challenge was the correct orientation of the parking in relation to the building and the service infrastructure. To ensure the site works well under heavy daily footfall, we took the following steps:
- Precise zoningMaking the best possible use of every square metre of the site.
- Traffic optimisationEnsuring smooth and safe movement of vehicles and pedestrians.
- Balance with natureAchieving maximum space efficiency without compromising on landscaping.
02Visual identity and facade materials
The building's visual identity relies on contemporary, durable materials:
- Graphite-grey Etalbond panelsThey clad the facade and give it an industrial yet clean look.
- Accent frame at the topA key architectural detail that unifies the structure and provides an ideal backdrop for individual brand logos.
- Large glazed shopfrontsThey complete the design, giving maximum visibility into the retail halls and catching the attention of passing customers.
